There's been an increase in the number of tenants living in sub-standard rented accommodation.
Figures from Threshold show a 4.5% increase in queries relating to sub-standard housing between July and September, compared to the same time last year.
7% of all calls to the housing charity concerned living conditions.
CEO John-Mark McCafferty, says poor quality housing has both a physical and mental impact on tenants living in it.
"That relates to things like dampness, inadequate ventilation, poor insulation, with renters reporting that it's increasingly expensive to, to heat their homes.
"It's really important because poor conditions like this can cause or exacerbate both physical and mental health problems".
Mr McCafferty, also wants more inspections to be carried out by local authorities.
" What we're looking for is for landlords to provide some kind of certificate of fitness following an inspection from the property by a registered building professional or local authority inspector to the Residential Tenancies Board.
"I mean, at the very least, what we're looking for is an overhaul of the existing local authority inspection system".
