New figures from Daft.ie show House prices rose by 6.1% in 2022.
A report by the property listings website also shows the average price of a house last year was €309,941.
Last year's 6.1% increase compares with increases of 8.1% in 2021 and 7.7% in 2020 and a fall of 1.2% in 2019.
In Dublin, the average price of a home is now €426,000, 14% below its 2007 peak.
The average listing price, and year-on-year change in major cities for October to December 2022
- Dublin City: €425,560 – up 5%
- Cork City: €324,840 – up 3.3%
- Galway City: €350,541 – up 8%
- Limerick City: €248,531 – up 5.4%
- Waterford City: €225,465 – up 6.4%
- Rest of the country: €260,737 – up 7.1%
The number of homes available to buy on December 1st last year stood at just over 15,200, which is up 33% on the same date in 2021. However, it was significantly below the 2019 average of 24,200.
The number of homes available for sale in Leinster was up by 51%, compared to 19% more properties in Munster.
