Renters are paying up to 12% more for properties close to DART stations and Luas stops.
Property website Daft.ie has published its latest "Light Rail Rental Map" that's shown a large gulf in the cost of accommodation close to rail services.
The proposed route for the MetroLink was also included in the data and it's expected rental prices along the line will also jump once the plan is finalised.
Sandymount Dart station is the most expensive to live by with rents averaging €2,905.
On the Luas, homes close to Spencer Dock on the red line command the highest average rents (€2,858), while those living near O'Connell St (€2,678) pay most on the Luas green line.
