The number of homes available to buy has fallen by more than 40% in the last year.
That's according to a new report from MyHome.ie, which has found asking prices are up 12% annually.
A separate report from Daft.ie shows the average listed price is €415,000 in Dublin and €250,000 outside the cities.
Author of the report, Ronan Lyons, says it's a different picture in different parts of the country:
"If you look now compared to a year ago there's a big urban-rural split - prices in rural parts of the country are up a lot more in percentage terms than they are in the cities.
"The signals in the last three or six months are if anything - it's as bad everywhere as it is anywhere - if that makes sense.
"It's down to a lack of supply ultimately."
