Some home buyers are paying up to 20% more for a property compared to this time last year.
Figures from Daft.ie show the average house price now stands at €284,000 nationally, up €34,000 in one year.
Nationally house prices have risen by 13% but in areas such as Kerry and Waterford, prices have increased by as much as 21%.
Ronan Lyons from Daft.ie says more people are looking to buy homes outside the capital:
"With people maybe looking to live slightly further away from the city since Covid broke out it seems to have pushed those supply problems into other parts of the country. So in places like Waterford and Wexford we're seeing 20% year-on-year increases."
Prices in Dublin jumped 8.4% in the year to the end of June, the fastest rate since early 2018. While in the cities of Cork, Limerick and Waterford, listed prices are between 14.3% and 15.5.% higher than a year previously.
