The average rent in Ireland now stands at €1,243 per month.
New figures from the Residential Tenancies Board show that's an annual increase of 8.2%.
The RTBÂ says the rate of increases is beginning to stabilise in Dublin and Cork cities.
The capital has seen its lowest rise since 2017, at 6.6%, while a 1.4% increase in Cork is the lowest since 2015.
The figures coincide with the announcement of four new Rent Pressure Zones, bringing to 25 the number of RPZs nationwide.
Rents in Baltinglass in Wicklow, Piltown in Kilkenny, Sligo-Strandhill and Cobh in Cork will now only be able to go up by 4% a year.
