Rents have hit another new high, although the rate of price increases has slowed.
The latest report, by property listings website Daft.ie, found average monthly rent is now €1,750.
This compares to €1,387 in the first quarter of 2020, and a low of just €765 per month seen in late 2011.
Monthly rents rose by 1% in the first three months of the year compared with the last quarter of 2022, which is the smallest increase since 2020.
Economist and author of the report, Ronan Lyons, says it's bad news for anyone looking at taking out a new lease.
"Rents are still going up and they're reaching new highs, so rents have never been as high as they are currently. Nationally, rents are about 12% higher than they were a year ago.
These are open market rents, so if you're a sitting tenant and your tenancy is rolled over the trend is going to be different.
But if you're in the open market, and you're in the unfortunate position of having to go out in the open market, the average rent nationwide on a monthly basis is now €1,750".
